Enjoy a starter supply of guest amenities during your stay: body wash, shampoo, conditioner, hand soap, toilet paper, dish soap, dishwasher pods, laundry detergent, paper towels, trash bags and a dish sponge, plus bath towels and bed linens.
Beach chairs, umbrellas, a wagon and sand toys are here for you as well. A pack 'n play and a child's high chair are available if you need them.
BEACH ACCESS
Beach access is directly across the street from Beachwood Villas, about a three minute walk from the condo. Access is shared with the other guests and residents of the community.
BEACH GEAR
Beach chairs, umbrellas, a wagon and sand toys are provided for you to use during your stay.
POOLS
There are two pools in the community, both a short walk from the condo.
LAUNDRY
There is a community laundry room near the pool. The machines take quarters, so bring some with you. There is no washer or dryer in the condo.
TV / INTERNET
Smart TVs in the bedroom and the living room, so you can sign in to your own streaming accounts. WiFi is included. Please note that while we provide TVs and internet for convenience, we cannot always guarantee operation or specific channel availability.

- Please refrain from charging lithium ion batteries while unattended.
- Main guest must be 25+ and stay on-site
- Main guest must sign rental agreement

- No early check-in or late check-out (but we'll text if ready early)
- Hosts not responsible for temporary outages, closures (beach, pool, etc), maintenance, construction, or weather-related issues.
- No refunds outside our cancellation policy
- Rule violations may result in fines or cancellation without refund
- Lost / left items will incur a $50 fee + shipping to send back and may take up to 8 weeks during peak season (April-Aug). Please ensure you have all your belongings when you leave.
- $100 security hold required per stay; released after checkout if no damage.
CHECK OUT
- Run the dishwasher (we can unload).
- Trash, including fridge. (Excessive trash may result in a fee)
- Dirty towels the bathroom.
- Please ensure you have all your belongings before leaving. Left items = $50 fee + shipping and may take up to 8 weeks to ship (especially Apr-Aug).

AIR CONDITIONING
Please keep doors and windows closed while the air conditioning is running, and avoid setting it far colder than it is outside. Overworking the system can freeze the unit and shut the HVAC down. If it ever stops cooling, message us and we will get someone out.
CANCELLATION POLICY
Cancellation Policy. Please review the cancellation policy at time of booking. No refunds are given outside of that cancellation policy prior to arrival or during your stay, including for weather, maintenance, renovations, utility issues, or amenity disruptions. We highly recommend travel insurance for added flexibility. If Airbnb or VRBO issues a refund outside our policy, we reserve the right to recharge your card. That said, our goal as responsible hosts is to give you the best stay possible. If we missed anything or something can be improved, let us know right away so we can make it right. We look forward to hosting you!
CHARGEBACKS
Guest agrees all charges tied to their Airbnb stay-- including extras -- are final, non-refundable, and may not be disputed. Any chargeback or payment dispute is a breach of this agreement. Guest must reimburse all costs (including legal fees) tied to any dispute. Unpaid disputes after 30 days may be sent to collections. Host may pursue all legal remedies. Host's proof of purchase is sufficient to counter chargebacks.
Rates & Availability
Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued. Grace period with free cancellation (no cancellation fees or partial refunds possible) for 24 hours after booking if arrival is at least 72 hours away at time of booking.
